Owners rarely end up grappling with mortgage repayments they can\u2019t meet, preventing the waves of forced sales suffered in other economies.&#8221;<\/em><\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"480\" height=\"834\" src=\"https:\/\/goodmorningkenya.com\/wp\/wp-content\/uploads\/2025\/09\/inbound8095222553911508164.jpg\" alt=\"\" class=\"wp-image-18319\" srcset=\"https:\/\/goodmorningkenya.com\/wp\/wp-content\/uploads\/2025\/09\/inbound8095222553911508164.jpg 480w, https:\/\/goodmorningkenya.com\/wp\/wp-content\/uploads\/2025\/09\/inbound8095222553911508164-173x300.jpg 173w\" sizes=\"auto, (max-width: 480px) 100vw, 480px\" \/><\/figure>\n<\/blockquote>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">A Mortgage-Light Market<\/h2>\n\n\n\n<p><strong>Less than 2%<\/strong> of homes in Kenya are mortgage-financed, compared with <strong>up to 90%<\/strong> in the international markets analysed.<\/p>\n\n\n\n<p>At the same time, the country\u2019s growth in high earners \u2014 notably in <strong>education, health, trade, and agriculture<\/strong>, as well as <strong>mortgage-financed banking staff<\/strong> \u2014 has seen housing demand <strong>outstrip GDP growth<\/strong> in the country.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cMultiple factors are driving down property demand in Western and Eastern economies, not least of which is declining populations, while the value of property in Kenya\u2019s expanding economy and population only keeps growing,\u201d<\/em><br>said <strong>Sakina<\/strong>.<\/p>\n<\/blockquote>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">Rental Yields Stay Strong<\/h2>\n\n\n\n<p><strong>Rental yields<\/strong> for property owners \u2014 the percentage of their original property investment they are earning back in rent each year \u2014 typically fall as prices rise. However, <strong>Kenya\u2019s rental yields remain above the global average<\/strong>, at <strong>5.5%<\/strong>, delivering a <strong>combined return<\/strong> in the year to <strong>June 2025<\/strong> of <strong>13.28%<\/strong>.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">Off-Plan Investments Deliver Even More<\/h2>\n\n\n\n<p>This return is <strong>higher still<\/strong> for the thousands of Kenyans who have bought properties in <strong>off-plan developments<\/strong>.<\/p>\n\n\n\n<p>The Special Report analysed <strong>eight prime off-plan developments<\/strong> in Kenya, reporting an <strong>average return on investment<\/strong> in 2025 of <strong>18.06%<\/strong>.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cWith off-plan now the main point of entry for many Kenyans into property, the discounts and instalment payments are creating gains that are, in reality, over twice the norm in other global markets,\u201d<\/em><br>said <strong>HassConsult Development Sales Advisor, Ian Mutinda<\/strong>.<\/p>\n<\/blockquote>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<p><em>End of Report<\/em><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<p><\/p>\n","protected":false},"excerpt":{"rendered":"<p>.
